Lake View, Chicago (community area 6) · three months ending September 2026. Source: Redfin. Updated quarterly.

What that means. More than half of Lakeview homes sell above list, but at a median near $595,000 buyers take about six weeks to commit, not one — slower than Uptown, where homes go pending in a week. Sellers who price to the block win here. Sellers who price to the neighborhood average sit, because a Lake Shore Drive two-bedroom and a Southport greystone are not the same product.

What I Do In Lakeview

For Buyers

I tell you which buildings and blocks I would put my own money in. For condos: reserves, rental policy, pets and parking, with the 22.1 requested on day one. For greystones and two-flats: the landmark status of the block and what could be built next door.

For Sellers

Pricing from real closed comparables on your block and in your building — not a Lakeview median that blends Lakeview East high-rises with West Lakeview houses. Disclosure package assembled before we list, professional photography, full MLS syndication.

For Renters & Landlords

Lakeview is 62.5% renter-occupied and Fulton Grace is Chicago’s largest leasing firm. Tenant representation, landlord marketing, screening and leasing across Lakeview East, Wrigleyville and West Lakeview.

Where I work in Lakeview

Lakeview isn’t one market. These sub-areas price differently and attract different buyers.

Lakeview East

The lakefront side, roughly Lake Shore Drive to Racine. High-rise condos and vintage courtyard buildings near Belmont Harbor — where association finances matter most.

Northalsted

Roughly Irving Park to Wellington, Sheffield to Broadway. Condos and walk-ups along the Halsted commercial strip, where The Phoenix’s 188 apartments are coming at 3611 N Halsted.

Wrigleyville

The blocks around Clark and Addison. Living here means night games, concerts and Parking Zone 383, which becomes a tow zone on game nights.

West Lakeview and the Southport Corridor

Addison to Diversey, Southport to Ravenswood. Greystones, two-flats, single-family homes and new construction — and where a proposed West Lakeview landmark district is being debated.

Graceland West

The northern tip, Montrose to Irving Park between Clark and Ashland.

I also work Uptown, Edgewater, Andersonville, Lincoln Square, Ravenswood, Lincoln Park and Logan Square. Roscoe Village, just west of Lakeview, is part of North Center, with its own comparables. The full Lakeview neighborhood guide has the data.

Know Your Block

What makes a Lakeview transaction different

Landmark status is block by block

Lakeview has six City Landmark Districts — Alta Vista Terrace, Hawthorne Place, Newport Avenue, Terra Cotta Row, Oakdale Avenue and Surf-Pine Grove — and exterior work inside them needs city permit review. If you plan to change windows, masonry or a roofline, check before you write an offer.

What could go up next door

Older greystones in West Lakeview are being torn down for new two-unit buildings; one from 1905 on Cornelia came down this summer. Look at the zoning of the neighboring lots, not just the house.

Parking near Wrigley

Inside Zone 383, deeded parking is worth more than almost anywhere in the city. I’ll show you what comparable units with and without a space actually sold for.

Two-flats and three-flats

Rent rolls, leases assigned correctly and security deposits transferred under Chicago’s rules. Your resale pool splits between owner-occupants and investors, and which one we market to changes the price.

Your tax bill

Lake View Township was reassessed in 2024 and isn’t up again until about 2027. A purchase now will likely see a reassessment within a year or two, so we plan for what that does to your monthly cost.

If you’re selling in Lakeview

Pricing built on real closed comparables on your block or in your building. Then the disclosure package assembled before we list, professional photography, and full MLS syndication.

Two Lakeview-specific things that catch sellers:

Chicago requires you to disclose the previous twelve months of gas and electric costs — at the time you offer the home for sale and in the contract before signing. Start pulling the bills before we go live.

Schedule around Wrigley. A Saturday open house during an afternoon game, or a showing on a concert night, is a different showing. We plan the calendar around the Cubs schedule.

The seller’s page covers costs, disclosures and how buyer-agent compensation works in 2026.

Different math

A greystone is zoning and what’s next door. A condo is reserves, rules and parking.
Start the Conversation

Do I need a Lakeview specialist, or will any Chicago agent do?

For a straightforward condo, most competent agents will get you there. In Lakeview the difference shows up at the block level: landmark districts, what could be built on the next lot, parking inside Zone 383, and pricing that separates Lakeview East condos from West Lakeview houses.

How do you get paid as a buyer’s agent in 2026?

Since August 2024, buyers sign a written agreement with their agent before touring, and that agreement sets the compensation. Offers of compensation can no longer appear in the MLS. In practice it is negotiated — sometimes paid by the seller off-MLS, sometimes built into the offer.

Is Lakeview a good place to buy right now?

Demand is strong: 54.1% of homes sold above list and prices rose 13.3% year over year in the three months to September 2026 (Redfin). Whether it is right for you depends on the block and the building more than the neighborhood.

Do you work with greystones and two-flats?

Yes. West Lakeview and the Southport Corridor have real two-to-four unit inventory. That analysis covers rent rolls, leases, deposit transfers, landmark status and resale to both owner-occupants and investors.

Do you work outside Lakeview?

Yes — Uptown, Edgewater, Andersonville, Lincoln Square, Ravenswood, Lincoln Park and Logan Square. Uptown and the North Side lakefront are where I work most.

Do you speak Albanian?

Yes. I work with clients in English and Albanian.

Other areas I work: Chicago North Side neighborhood guides.
