What that means. Around 22 days on market and roughly two months of supply is a seller’s market, but a gentler one than Uptown’s. The median sale price near $270,000 looks low until you remember that more than half of Edgewater is studios and one-bedrooms — compare the $266 per square foot instead, and the picture changes.

What I Do In Edgewater

For Buyers

Edgewater is 62.6% renter-occupied and Fulton Grace is Chicago’s largest leasing firm. Tenant representation, landlord marketing, screening and leasing — and a large part of how I know these buildings.

I know this stretch of the lakefront

Before I had a license I spent years working in Uptown as an artist and organiser — a founding member of Elephant Rebellion, a socially engaged artist collective based there, performing at Argyle Street Fest every year and organising alongside the Chinese Mutual Aid Association and the Multicultural Youth Project. I came to Chicago from Kosovo as a refugee in 1999.

Edgewater and Uptown are one continuous lakefront that happens to be divided at Foster Avenue. I have been up and down it for years, and a lot of what I know about these buildings came from working the rental side of them — which management companies answer in two days and which take three weeks, which associations are always under scaffolding, which buildings the neighborhood talks about.

That is not something you can get from an MLS search, and it is why I can tell you something useful about a building before we tour it.

Why an Edgewater specialist, and not just any agent

Edgewater is a building market. 55.2% of the housing sits in buildings of twenty units or more, and 42.6% of the stock predates 1940. Which building you buy into matters more than which block it is on, and almost none of what decides that is in the listing.

What I check before you get attached to a unit

  • Pet policy. Three of the five largest Sheridan Road buildings do not allow pets at all. If you have a dog, that rules out most of the lakefront before we tour anything.
  • Condo or co-op. The Edgewater Beach Apartments at 5555 N Sheridan is a housing co-op, not a condominium. Different financing, different approval process, different monthly payment structure. Plenty of agents have never done one.
  • What the assessment actually covers. The Statesman runs around $1,122–$1,129 a month — which sounds high until you see it includes heat, air conditioning, water, insurance, cable and security. Compare all-in monthly cost, never the assessment figure alone.
  • Reserves and deferred work. Vintage lakefront towers need facade work, riser replacement and elevator modernisation. Those are six- and seven-figure projects that come out of reserves or out of your pocket as a special assessment.
  • Which station, and whether it is accessible. Berwyn and Bryn Mawr were rebuilt in July 2025 and are fully ADA accessible. Thorndale and Granville were not and are not. That is a real quality-of-life difference depending on the block.
  • Whether the block is in a landmark district, and which kind. A Chicago Landmark district means permit review on exterior work. National Register alone does not. Bryn Mawr is mid-process on exactly this right now.

The 22.1 disclosure

Illinois gives the association ten business days to produce it and caps the fee at $375. It has to disclose pending special assessments, litigation, reserve balances and the budget. Ten business days is two full weeks — I request it the day we go under contract, because finding a problem late is how deals die.

Know Your Building

Where I work in Edgewater

The Sheridan Road lakefront — the wall of mid-century and vintage high-rises from Foster to Devon. The widest range of assessment structures, pet policies and parking situations in the neighborhood, and where most Edgewater transactions happen.

Andersonville — the Clark Street corridor, National Register commercial district since 2010, and the one Edgewater sub-market where individual agents actually compete. Frame single-family homes, two-flats and small condo conversions.

Lakewood Balmoral — National Register since 1999, 490 contributing structures, Queen Anne and Shingle Style. This is where Edgewater’s single-family housing concentrates, and it trades differently from everything else here.

Edgewater Glen — a brand-new National Register district as of December 2024, roughly Hood to Norwood between Broadway and Clark. Contributing properties are now eligible for federal rehabilitation tax credits, which almost nobody locally has caught up with yet.

Edgewater Beach and Magnolia Glen — the blocks either side of the Bryn Mawr corridor, where the pending Chicago Landmark district would apply.

I also work Uptown immediately south, plus Lincoln Square, Ravenswood and Lakeview. Uptown ends and Edgewater begins at Foster Avenue — a boundary a surprising amount of online content gets wrong.

How the process actually goes

Buying

  1. A conversation first. What you are trying to do, your timeline, your financing, and whether Edgewater makes sense at all. No pressure and no contract at this stage.
  2. The buyer agreement. Since August 2024 we sign a written agreement before touring. It sets out what I do and how I am compensated, and I explain it line by line before you sign it.
  3. Rule buildings out before ruling units in. Pets, co-op versus condo, what the assessment covers, reserve health, station accessibility. In a market where 55% of the stock is in twenty-plus-unit buildings, this order saves you weeks.
  4. Touring with the right questions. What has been assessed in the last five years, what is coming, what the association is actually like to deal with.
  5. The offer, priced on closed comparables in that building and that line — not a neighborhood average.
  6. 22.1 requested on day one of contract. The association gets ten business days by law. We do not wait.
  7. Attorney review — five business days. Your attorney can modify terms or cancel, but not the purchase price.
  8. Inspection, appraisal, close. Most Chicago closings run 30 to 75 days from contract.

Selling

Pricing from real closed comparables in your building and your line. Then the disclosure package assembled before we list, professional photography, and full MLS syndication.

Two things that catch Edgewater sellers specifically:

Chicago requires you to disclose the previous twelve months of gas and electric costs — at the time you offer the home for sale, and included in the written contract before signing. In a 1950s or 1960s tower on a shared boiler, where you cannot separate your own usage, that takes a conversation with the management company. Start pulling those bills before we go live.

Radon disclosure has an exemption almost nobody uses. If your unit is on the third storey or higher, the requirement does not apply. On Sheridan Road that is the overwhelming majority of units and one less item on the list.

Do I need an Edgewater specialist?

For a single-family home in Lakewood Balmoral, most competent agents will get you there. For a Sheridan Road high-rise, the difference is entirely in the building — pet policy, reserves, whether it is a co-op, what the assessment actually covers, whether an assessment is pending. None of that is in the listing.

How do you get paid as a buyer’s agent in 2026?

Since August 2024, buyers sign a written agreement with their agent before touring, and that agreement sets the compensation. Offers of compensation can no longer appear anywhere in the MLS. In practice it is negotiated. I will walk you through it in plain language before you sign anything.

Is Edgewater a good place to buy right now?

Roughly 22 days on market and about two months of supply says demand is steady. Whether it is right for you depends far more on the building than the neighborhood, and on whether the stock here — more than half studios and one-bedrooms — matches what you need.

Can I have a dog?

In much of the Sheridan Road high-rise stock, no. Malibu East, Park Tower and Edgewater Plaza do not permit pets. The Statesman allows dogs and cats up to forty pounds. This is the first filter I apply for dog owners, before we look at a single unit.

What is the difference between Edgewater and Uptown?

They meet at Foster Avenue. The substantive difference is ownership — Edgewater is 37.4% owner-occupied against Uptown’s 29.3% — which affects how associations are run and how many listings are investor resales. Edgewater also carries more historic-district coverage. I work both, and I am happy to tell you which fits you better.

Why do I have to sign something before you’ll advise me in detail?

Illinois law. Since January 2025 a written brokerage agreement is required with sellers before representation begins, and since August 2024 buyers sign one before touring. It is a statutory requirement, not a sales tactic.

Do you work outside Edgewater?

Yes — Uptown, Andersonville, Lincoln Square, Ravenswood, Lakeview, Wicker Park, Bucktown and Logan Square. The North Side lakefront is where I work most.
